How to Start the Broken Vows Quest

After completing the Next of Kin quest, you’ll automatically begin the Broken Vows quest in The Elder Scrolls IV: Oblivion Remastered.

Kill J’Ghasta the Khajiit

To find J’Ghasta, travel to the East Gate of Bruma, north of the Imperial City, then head for the Khajiit’s house. It will be the second one past Olav’s Tap and Tack. You’ll need to pick the easy lock to head inside when you arrive.
Go down the stairs on the left to reach the basement, then head for the table in the back room. You’ll find a locked keg there protected by a hard lock. If you can pick it, you’ll receive the Blank Hand Robe and Hood, an upgrade to the Shrouded Hood and Armor.

When you are ready to move things along, head behind the stairs to find some folded cloth on the floor. Under them will be a hatch to the Secret Training Room, which you’ll want to enter through.

When you reach the secret room, head down the stairs and through the door on the left to find the target. If you speak with him, he’ll ask you to leave, with no idea you’re there. Regardless of which option you choose, you’ll have to fight him. He will disarm your weapon during the battle, making you fight him hand-to-hand. We got around this by using a bow and dodging his attacks.
Claim Your Reward and Next Contract

Not that the target has been eliminated, travel to the Old Bridge south of the Imperial City and look for the rotten box under it. If you have the fast travel point, you can use that, which will take you where you need to be.

Interact with the box to receive your 500 gold and the Dead Drop Orders #4. This quest will then be completed.
